8 critical considerations for a home sweet home

Today, I like to do a review on a project called Lenna @ Irama Sendayan 2. It’s in Bandar Sri Sendayan, the flagship development of Matrix Concepts. Before we go into Lenna’s project details, let me share why buying a new property and buying a home sweet home are different. The reason is because a new property can be any property including the one your friend likes but a home sweet home has to be the one that meets your expectations and needs. Usually, the right home sweet home could also be financially rewarding in the future too.

Here are 8 critical considerations for a home sweet home. Depending on whether these 8 are critical for you, then you can decide if Lenna is indeed that home sweet home for you.

#1 – It is not JUST about that actual unit when it comes to home sweet home

How many of us have gone to a property sales gallery and was totally amazed with the explanation from the sales person? When the sales person brought us around the show unit which was built within the sales gallery, we could see everything was close to perfection in the show unit. The furniture was of high quality, the kitchen cabinets were from a designer brand, the ceiling looked so high and the living room look so spacious too. Please note this important fact too.

It’s better if this sales gallery we are visiting would be built within the land on which the actual unit would be built. The reason is because it is not just the actual unit when it comes to a home sweet home. Let me share why.

#2 – Home Sweet Home must come with convenience

I drove to Bandar Sri Sendayan to get to know what has happened and it was my 5th visit over many years. First time was back in 2016 when I visited Bandar Sri Sendayan after knowing about this township development from reading a newspaper article on the developer; Matrix Concept. Second time was in 2017 when I stayed at d’Sora Boutique Business Hotel for the night after an event. Parking my car was easy then.

Look at the rows of shops opposite the hotel today. It’s now full of cars on both sides. Activity is a good sign for convenience. This will be something all the buyers which Lenna will also be able to enjoy too and the drive is a short 5 minute away.

It’s now a thriving place and one could find pharmacies, eateries, laundry shop, supermarket, bank, Mr. DIY and more.

#3 – Home Sweet Home should include convenience of a lifestyle for the family too

Some people with the same thoughts like me would think twice about buying a landed property without facilities. Why are facilities important to me?

It could be going to the pool for a short swim and forget the office. It could be a run in the gym to get fit so that we can eat more good food later. It could a competitive match with our family members at squash, tennis or badminton. It could even be just family time by watching a movie together. It could be more This is why it’s not about just buying a double-storey property alone these days.

Buyers of Lenna would also enjoy all these comfort if they drop by d’Tempat Country Club which is located at the heart of Bandar Sri Sendayan. This is a mere 10 minutes away from your home and at the same place is also the X Park too!

#4 – Home Sweet Home should come with future of the children in mind too

Whether primary or secondary or even tertiary, there are over 8 – 10 schools within easy reach and they include choices from international to government funded schools and even Chinese and Tamil schools too. For example, there is Matrix Global schools which has a student population of 680 students today. Meanwhile government schools include SJK(C) Bandar Sri Sendayan, SK Sendayan, SJK(T) Bandar Sri Sendayan and SMK Bandar Sri Sendayan too.

#5 – Home Sweet Home must come with completion and not just promises

When we buy a property, it is usually the biggest purchase we do in our life. We would wish that it would be completed. For Lenna buyers, it would be good to note that Bandar Sri Sendayan started over 10 years ago and this was what Matrix Concepts founder and group executive deputy chairman Dato’Seri Lee Tian Hock said to a local media way back in 2011, “We knew from our experience and our network that we would pull through … So far, whatever we have planned, has materialised. We are very hands-on and familiar with the authorities here. So, while you can say it was a big risk for our company to take on such a big township, it was actually a calculated risk.”

Today, Bandar Sri Sendayan has shown that what it had planned will always happen. The population currently stands estimate at 30,000. I would encourage potential buyers to get the sales person to drive you around the whole development and understand what you are really buying into is not just a double-storey property but it’s actually a home sweet home

#6 – Distance, Duration, Size and Price is always a choice but future is certainly all about comfort

Let’s be realistic. If we want to have a comfortable sized home sweet home, we must be ready to pay more than double to afford a property nearby the city centre or we could choose to buy slightly further away. They say distance makes the heart grow fonder. Well, in the property world, distance makes the price lower and bigger SPACE too. 

Alternatively, we could skip landed property and choose to buy a high-rise unit which is also smaller sized for the same amount of money nearer to city centre. Better alternative may be to opt for a bigger place further away and it comes with all the points listed above too.

Meanwhile, it’s enjoyment after that because as soon as we are home, it’s home sweet home. Now let me share some details about Lenna which is within a new project called Irama Sendayan 2.

#7 – Your Home Sweet Home, Lenna

Lenna is a 2-Storey Link Home with lot sized of 20’ x 70’ and 20’ x 75’.  Built up is between 2,142 sq ft from an intermediate unit to 2,311 sq ft for a corner unit. It comes with 4 bedrooms and 3 bathrooms for intermediate units. The built-up space is the same for both the 20’ x 70’ and the 20’ x 75’ and thus, for the ones who may just want that extra space for some gardening, an extra 5’ is a good addition at the back. Choice is yours to make.  

Here’s the layout. Yes parking 2 cars is going to be easy. The typical car park width is 8’. So, with 20’, 2 cars can be parked with lots of space in between still.

The layout is also very functional too. One room on the ground floor and three rooms upstairs. There is the main living hall on ground floor and there is another cozy living space upstairs. This can easily cater to conversations with visiting relatives on the ground floor while all the children enjoy their games and movie upstairs.

#8 – The vital connectivity to many places within Bandar Sri Sendayan and beyond

A family staying in Bandar Sri Sendayan and loves to travel or having many business trips to overseas destinations, then Kuala Lumpur International Airport (KLIA) is 46 minutes away. When you arrive home from your destination, you can also drop by Mitsui Outlet Park for a meal and shopping too.

If it’s KLIA2, then the drive is a few minutes shorter too at 43 minutes. Most of the time that I have been to KLIA, I would drop by for some shopping therapy too. I think it works great for me.

As for all other places, do refer to this good overview. It includes the few more important things in my opinion for the residents. For example, the Sendayan X-Park for thrill and excitement, the Sendayan Merchant Square for all the shops, the Sendayan Green Park for your dose of greenery and many others too.

Second last would be a destination I love to visit every year. Got good seafood, got the sandy beach overlooking the sea and got the vibes for a relaxing short family break too. In about half an hour, you will reach the Port Dickson Teluk Kemang beach from the comforts of your home. Maybe after the beach would be a seafood lunch too.

Last but not least is a place I always love. Clean, small and lots of things to do; Melaka.  Just in case the you just wanted to eat chicken rice ball or maybe Nyonya food or even the coconut shake and more within the heart of Melaka, the duration is really worth driving for. It’s less than 1.5 hours away.

Before we end this review article, please allow me to share just 2 more important points when it comes to buying a property or in this case a home sweet home.

Property is always an investment, now and future

People say monthly repayment will keep us away from enjoying things we love such as travelling or shopping. Just need to remember that monthly repayment stops after a certain period of time but if we are renting, then it goes on forever. The only one who will retire rich at the end of the day if you are renting a home is the home owner, not the tenant.

Meanwhile, in the distant future, when we have truly retired and could enjoy travelling, this property will be the ticket to do so. It would have continuously increase in price because of the effects from inflation. This is why property investment is always said to be the best hedge against inflation too.
